149 W. Magnolia Circle

Located in La Vernia, Texas, this farmhouse-inspired residence was designed around straightforward forms, durable materials, and practical long-term livability rather than decorative interpretation of the farmhouse style.

Brick masonry and board-and-batten siding establish a restrained exterior palette intended to weather naturally and remain durable within the South Texas climate. The composition relies on proportion, roof form, and material contrast to create visual character while maintaining a clear and disciplined structural layout.

The home was constructed on a reinforced rebar-tied foundation with 2x6 exterior wall assemblies to improve overall rigidity, insulation depth, and enclosure consistency. Particular emphasis was placed on simplifying transitions between materials, roof geometry, and drainage conditions to reduce long-term maintenance concerns and improve constructability during execution.

Window placement and covered outdoor spaces were carefully studied to balance daylight, solar exposure, and privacy while maintaining strong visual connections to the surrounding property. Mechanical routing, framing coordination, and enclosure detailing were developed together early in the process to reduce unnecessary field adjustments during construction.

The project focuses on durable execution through:

  • simplified structural forms

  • practical roof drainage strategy

  • coordinated enclosure detailing

  • controlled glazing placement

  • durable material transitions

  • long-term serviceability considerations

Rather than relying on stylistic excess, the residence emphasizes proportion, restraint, and disciplined construction to create a home that feels grounded, durable, and appropriate to its rural Texas setting.
